Leading aged care provider Bethanie has announced the development of Bethanie Bullsbrook Lifestyle Village, an innovative and affordable housing alternative for pre-retirees, retirees, and empty nesters.
Bethanie Bullsbrook Lifestyle Village is a unique housing model tailored for active, community-focused living, providing a resort-style community where residents own their homes while leasing the land they occupy.
Homeowners will retain 100% of capital gains upon resale, and unlike traditional retirement villages and some other land lease communities, there are no departure fees.
There will be 227 high-quality homes on the 10.7-hectare site, with a mix of one, two, and three-bedroom designs, expected to be priced between $425,000 and $670,000.
Ideally located near the new Kingsford Town Centre, shops, schools and businesses and close to major transport routes, the village will benefit from Bullsbrook’s urban growth.
The development caters for a wider age range (55-85 years) and the extensive range of resort-style amenities includes a clubhouse, men’s shed, heated pool, gym, sauna and spa, function room and kitchen, pickleball courts, theatre, golf simulator, vegetable gardens and orchard, and caravan parking.
Bethanie CEO Roulé Jones said Bethanie Bullsbrook Lifestyle Village would make a significant contribution to addressing the demand for alternative housing options in WA, providing a vibrant and supportive environment that meet the evolving lifestyle needs of older Australians.
“A strong focus on affordability, social engagement, and active living, reflects Bethanie’s commitment to offering diverse housing solutions for West Australians,” Ms Jones said.
“Western Australia needs more diverse and affordable housing solutions for our ageing population and Bethanie Bullsbrook Lifestyle Village offers a high-quality, community-oriented living environment that enables people to downsize without compromising on lifestyle.
“Land lease communities cater to changing demographics and lifestyle preferences, providing a flexible, affordable alternative that offers strong community engagement and enhanced lifestyle amenities.”
The first home is expected to be completed early in 2026.
